State Registration Instructions for your Short-Term Rental Property

Owners of short-term rental properties are required to register online with the Massachusetts Department of Revenue (DOR) using the MassTaxConnect website.  After registering, you will receive a Room Occupancy Excise Registration Certificate (sample below). We need a copy of this certificate as proof of registration to rent your property and submit taxes on your behalf. If you own more than one rental property, during the registration process you will be asked to list the properties and you will receive a separate certificate number for each one. You may be subject to the new Community Impact Fee tax if you own more than one short-term rental property. Please click here to learn more about this new fee.

PLEASE NOTE OUR OFFICE DOES NOT HAVE ACCESS TO YOUR MASSTAXCONNECT ACCOUNT OR TOWN OF NANTUCKET GOVOS REGISTRATION PORTAL: As your Intermediary, we collect and file your Room Occupancy Excise Tax returns each month, however, we do not have access to your state or town online accounts. We do not have the ability to view, update or change the status of your rental units nor can we alter the tax amount determined by the state at the time of filing. The calculation is automated through MassTaxConnect using the certificate number(s) you provide to our office. This makes it imperative that our office is collecting the correct amounts from tenants prior to check-in or else you, as the homeowner, are responsible for paying any additional amounts owed.
